Planning Commission Notice of Public Hearing

NOTICE IS HEREBY GIVEN that on Tuesday, August 15, 2017 at 6:30 p.m., the Planning Commission of the City of Belvedere will hold a regular meeting at 450 San Rafael Avenue, Belvedere, California, to consider actions and reports including the following:

1. Consideration of an amendment to a condition of approval for the San Francisco Yacht Club project located at 98 Beach Road approved by the Planning Commission in November 2016, related to a condition requiring the San Francisco Yacht Club to post a security bond guaranteeing certain payments for utility undergrounding. The request is to amend the timing of the condition of approval.

2. Design Review and Revocable License applications for 339 Golden Gate Avenue. The applicant proposes Design Review for proposed landscaping, lighting, walls and fencing for the property located at 339 Golden Gate Avenue. In addition, the Design Review will analyze exterior features which will consist of, but are not limited to, trellis features, a spa and pool area, water feature with fire pit, rill water feature, fountain features, and an arbor. The Revocable License will be for all existing and proposed fencing, walls, and landscaping which will be located within the public right-of-way along Golden Gate Avenue and in the adjacent unimproved city lane (Eucalyptus Lane). 3. Design Review, Demolition, Exception to Total Floor Area, Variance and Revocable License applications for a new single family residence with an attached carport at 1 Belvedere Avenue. The existing dwelling and carport are proposed to be demolished. A 7,233 square foot home is proposed with an attached carport on a 34,129 SF lot. The Variance is required because the project proposes retaining walls 8 feet in height and 4 feet is the maximum allowed. The project proposal requires an Exception to Total Floor Area to exceed the maximum allowable floor area, 4,850 SF is permitted and 7,233 SF is proposed. The project is proposing landscaping as well as hardscape improvements throughout the property. Improvements are also proposed in the Revocable License area. NOTICE IS HEREBY FURTHER GIVEN that at the above time and place, all letters received will be noted, and all interested parties will be heard. Please note that if you challenge in court any of the matters described above, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the above-referenced public hearing [Government Code Section 65009(b)(2)]. Correspondence will be received up to the start of the meeting. Please submit any correspondence by August 7, 2017, for inclusion in the staff report distributed to the Commission before the meeting. Items will not necessarily be heard in the above order or, because of possible changes or extenuating conditions, be on the actual agenda.
