Planning Commission Notice of Public Hearing

NOTICE IS HEREBY GIVEN that on Tuesday, November 21, 2017 at 6:30 p.m., the Planning Commission of the City of Belvedere will hold a regular meeting at 450 San Rafael Avenue, Belvedere, California, to consider actions and reports including the following:

1. Design Review and Revocable License for an addition to extend the master bedroom on the north side of the property approximately 52 SF, remove the existing shake roof and replace with a grey corrugated pre-pantinated zinc roofing material, and other minor site improvements for the property located at 17 West Shore Road. Applicant: Barry Peterson (Studio 300A Architecture), Property Owner Jennifer Fearon.

2. Extension of previous approvals granted for Design Review and Variance for reduced Front Yard Setback, for construction of a new 4,604 square-foot residence with attached garage and other improvements on an undeveloped lot located at 46 Cliff Road. Property Owner(s): Deepwater Bay LLP/Mr. Leonard Chan; Applicant: Miles Berger (Miles Berger Architect).

3. Consideration of proposed amendments to the Belvedere Municipal Code, including amendments to Title 19, Zoning, regarding Marijuana Regulations which include, but are not limited to, prohibiting recreational marijuana delivery, prohibiting marijuana cultivation, and prohibiting commercial marijuana activities.

4. Design Review, Demolition and Revocable License for an existing carport to be demolished and rebuilt in the same footprint. The existing wood carport and railing will be demolished and a new carport and railing is proposed at 298 Bella Vista Avenue. Owner/Applicant: Barton Hoey.

5. Retro-Active Design Review for the removal of the lower floor walls at the east elevation. The new lower floor walls will match the existing walls on the upper floors of the home located at 2 Fern Avenue. Applicant: Hank Bruce Architects. Owners: Gerry and Suzanne Morgan.

NOTICE IS HEREBY FURTHER GIVEN that at the above time and place, all letters received will be noted, and all interested parties will be heard. Please note that if you challenge in court any of the matters described above, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the above-referenced public hearing [Government Code Section 65009(b)(2)]. Correspondence will be received up to the start of the meeting. Please submit any correspondence by November 13, 2017, for inclusion in the staff report distributed to the Commission before the meeting. Items will not necessarily be heard in the above order or, because of possible changes or extenuating conditions, be on the actual agenda.
