Planning Commission Notice of Public Hearing

NOTICE IS HEREBY GIVEN that on Tuesday, November 20, 2018 at 6:30 p.m., the Planning Commission of the City of Belvedere will hold a regular meeting at 450 San Rafael Avenue, Belvedere, California, to consider actions and reports including the following:

  1. Retro-Active Design Review to paint the exterior of 138 Madrona Avenue a shade of white designated as Benjamin Moore “Chantilly Lace” with black trim. No other work is proposed to the residence. Applicant/Owner: Judith Anne Feeley.
  2. Design Review to paint the exterior of 5 North Point Circle a shade of white named “Mascarpone.” The project also proposes a hot tub on the existing deck on the right side of the home.  Applicant/Owner: Robert and Lindsey Burmeister.
  3. Design Review and Demolition for construction of a new garage and addition at 17 Leeward Road.  The project consists of a rebuilding the garage in the same location, filling in the area between the garage and house, extending the master bedroom into the backyard and expanding the existing living room into the court yard.  Applicant: Brock Wagstaff; Property Owner: Judy Webb.
  4. Consideration of Proposed Amendments to Title 19, Zoning, Regarding Height Measurement in the R1 L and R-2 Zoning Districts.
  5. Demolition, Design Review (Retroactive) and Variance(s) for the property located at 12 Laurel Avenue.  The proposal includes the demolition of the existing detached garage to allow for construction of a new detached garage.  The new garage will be located in the general vicinity of the existing garage to be demolished.  Variances are required for encroachment into the side yard setback and for exceeding the allowable lot coverage.  Additionally, Retroactive Design Review & Variance is required for a shed that was constructed in the rear yard which encroaches into the setback.  Other improvements include but are not limited to: replacement fencing, new stamped concrete driveway & new driveway gate and artificial turf at the front of the residence.  Applicant: John Swain.  Property Owner: Sandra Solomon.

NOTICE IS HEREBY FURTHER GIVEN that at the above time and place, all letters received will be noted, and all interested parties will be heard.  Please note that if you challenge in court any of the matters described above, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the above-referenced public hearing [Government Code Section 65009(b)(2)]. Correspondence will be received up to the start of the meeting. Please submit any correspondence by November 12, 2018 for inclusion in the staff report distributed to the Commission before the meeting. Items will not necessarily be heard in the above order or, because of possible changes or extenuating conditions, be on the actual agenda.
