FAQ = Answers
Most websites have an "FAQ" section - ours is no exception!
The City's new website features a section on "Frequently Asked Questions." We started out with a few small questions and answers, but now, as we evolve the site, the list gets bigger.
Stop in to the FAQ section and see what's there. If you've got a question that you think might be of interest to everyone, drop us an email and we'll see if we can get it onto the list.

Planning and Building on the Web
Contemplating that new home remodeling project? Visit the City's website for helpful tools and tips!
Building
in Belvedere can be a challenge. In addition to the City's unique
geography, there are a host of other issues that must be addressed, such
as height restrictions, privacy and view issues, setbacks, trees and
tree removal, screening, design, lot coverage, floor area, historic
architecture, archaeologic issues, staging and traffic plans,
environmental concerns, and more!
To assist, the City created a
number of flyers and brochures to help homeowners, design professionals,
and contractors not only navigate the City's processes but also learn
up front what other challenges and opportunities they might encounter along the way.
Reviewing this material in advance is very helpful as you begin your
project.
Not all City processes are created the same, and Belvedere's is no
exception. The local process has evolved over time but it originated,
with all of its complexities, due to significant concern in the
community that Belvedere's unique character was not being protected.
Residents addressed the Planning Commission and City Council and asked
for a more restrictive process that better engaged the community in
protecting local resources, architecture, and public amenities while
simultaneously guiding homeowners in their private development projects
to prevent the mansionizing of the community. Design review was born.
For large projects and complex small projects, staff encourages the use of design review
professionals and contractors that have experience working in the City.
If your design professional or contractor does not have experience
working in Belvedere, we encourage a visit to the City's website to
review the "Guide for Planning and Building Permit Processing and Construction Requirements." This comprehensive guide walks through all
of the issues one might face when designing and constructing in
Belvedere. We also encourage that your design professional meet with
staff early on in the process so that there are no surprises after
significant expense has been incurred.
In addition to the Guide mentioned above, here are some links to other helpful resources on the City website:

Set to return in October 2011 for one night only, Landmarks invites you to visit Venice along Beach Road with music, food, celebration, lights, strolls along the canal, and yes, even gondola rides! Mark your calendar now, October 8, 2011 - don't miss out!
