NOTICE IS HEREBY GIVEN that on Tuesday, November 17, 2015 at 6:30 p.m., the Planning Commission of the City of Belvedere will hold a regular meeting at 450 San Rafael Avenue, Belvedere, California, to consider actions and reports including the following:
1. Design Review application to construct/install a new floating dock, gangway and three (3) new pilings at 91 West Shore Road. The proposed gangway would connect proposed floating dock to an existing steel pier. The Planning Commission will also consider adoption of a Mitigated Negative Declaration for the project. Property Owner: Gardner Baldwin; Applicant: David Holscher, Holscher Architecture.
2. Demolition Permit, Design Review and a Revocable License to allow the demolition of an existing 2,425 square-foot single family home and construction of a new two-story 3,556 square-foot residence (1st floor would be 2,301 square feet and the 2nd floor would be 751 square feet) with new landscaping and site improvements at 26 Lagoon Road. Property Owner: Advance Building Solutions; Applicant: Polsky Perlstein Architects.
3. Demolition Permit, Design Review, Variances, Exception to Total Floor Area, and Revocable License to allow the demolition of an existing single family home with a second dwelling unit, and construction of a new single-story residence with new landscaping and site improvements at 2 Windward Road. The project includes a request for two Variances, one for lot coverage and one for fence height. The project also includes a request for a Floor Area Exception, Property Owners: Paul and Eleanor Stephens; Applicant: Paden Prichard, Paden Prichard/Design. Item was continued by Planning Commission to address comments received at the October 20, 2015 Planning Commission meeting.
NOTICE IS HEREBY FURTHER GIVEN that at the above time and place, all letters received will be noted, and all interested parties will be heard. Please note that if you challenge in court any of the matters described above, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the above-referenced public hearing [Government Code Section 65009(b)(2)]. Correspondence will be received up to the start of the meeting. Please submit any correspondence by November 10, 2015 for inclusion in the staff report distributed to the Commission before the meeting. Items will not necessarily be heard in the above order or, because of possible changes or extenuating conditions, be on the actual agenda.
