[ARCHIVED] Planning Commission Notice of Public Hearing


NOTICE IS HEREBY GIVEN that on Tuesday, December 20, 2016, at 6:30 p.m., the Planning Commission of the City of Belvedere will hold a regular meeting at 450 San Rafael Avenue, Belvedere, California, to consider actions and reports including the following:

  1. Demolition and Design Review to demolish the existing single family residence, guest house, pool and other hardscape improvements at 455 Belvedere Avenue.  With the exception of the existing garage, the applicant proposes to demolish existing improvements and restore the subject parcel to a semi-native landscaped parcel.  The project proposal does not include the removal of the existing garage.  The existing garage will remain and the applicant intends to install a kitchen in the area above the garage to create a living unit. A revocable license is required for improvements in the city right-of-way.  Property Owner: MWVNWM Limited; Applicant: Warren Simmonds (Simmonds & Associates, Inc.) and Ted Bissell.
  2. Variance application for an addition to encroach into the rear yard setback at 2 Fern Avenue. The project proposal includes an addition to the existing dwelling on the lower level, the main level and the upper level. A 102 square foot addition is proposed on the lower level of the dwelling, a 140 square foot addition is proposed on the main level of the dwelling and a 4 square foot addition is proposed at the master bathroom on the upper level and a 5 square foot addition is proposed on the upper level deck. Applicant:  Hank Bruce Architects.  Property Owner: Gerry and Suzanne Morgan.
  3. Design Review, Exception to Total Floor Area and Revocable License applications for an addition to the residence at 1 West Shore Road. The proposed project includes renovation of the existing structure and an addition of 757 square feet which includes a family room, kitchen space and expanded front entry. The proposal includes new landscaping, fencing, walkways and renovations to the rear deck.  A Revocable License is required for improvements in the city right-of-way.  Applicant:  Ken Linsteadt Architects. Property Owners: PEEK Development LLC, Peter Mark.
  4. Design Review and Two Variance applications for a new roof, interior and exterior renovations including all new windows and doors to the dwelling at 14 Eucalyptus Road. The project proposes to remove the exterior shingles and replace them with cedar siding, remove the existing roof and replace it with a tar and gravel roof for the residence.   Two small deck additions are proposed with the project. The Variance applications are required to exceed the allowable height and to encroach into the side yard setback on the left side of the property.  The project proposes changes to the car port including removing the exterior shingles and replacing them with cedar siding. Applicant: Lorissa Kimm, Architect. Property Owners: Shih-Wei and Diana Peng.

NOTICE IS HEREBY FURTHER GIVEN that at the above time and place, all letters received will be noted, and all interested parties will be heard.  Please note that if you challenge in court any of the matters described above, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the above-referenced public hearing [Government Code Section 65009(b)(2)]. Correspondence will be received up to the start of the meeting. Please submit any correspondence by December 13, 2016, for inclusion in the staff report distributed to the Commission before the meeting.
