1. Study Session. The Planning Commission will discuss a Preliminary Design Review Application that includes removal of the existing residence and outbuildings, and construction of a new two-story, 5,552 SF residence and garage on the property located at 6 San Rafael Avenue. The project includes, but is not limited to the following: demolition of an existing residence and outbuildings constructed in 1937; construction of a new two-story residence; and installation of new landscaping and hardscape. The Planning Commission will not take formal action on the proposed project, as this is a Study Session (preliminary review) of the proposed project. Design Review and additional entitlements, including Exception to Floor Area approval and Demolition Permits, will be required prior to construction of the project. 2. Design Review (Retroactive), Variance (to allow a reduced fence and gate setback from the edge of pavement), and Revocable License approval for the installation of a painted metal driveway gate, man gate and wood and wire deer fencing, along the Belvedere Avenue street frontage at 423 Belvedere Avenue. 3. Design Review to allow the installation of approximately 2,000 square feet of synthetic turf in the front, side and rear yards of the property located at 16 Windward Road. Property Owners/Applicant: Brei and Geoff Tobin.
4. Design Review for a 139 square-foot addition to the kitchen area of the existing residence at 2 Eucalyptus Road. The kitchen addition is located at the rear (southwest elevation) of the existing residence. Property Owners: John and Deborah Wilton – Wilton Trust. Applicant: Maureen Jochum – Jochum Architects.

Please note that if you challenge in court any of the matters described above, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the above-referenced public hearing [Government Code Section 65009(b)(2)]. Correspondence will be received up to the start of the meeting. Please submit any correspondence by August 7, 2014 for inclusion in the staff report distributed to the Commission before the meeting.
