NOTICE IS HEREBY GIVEN that on Tuesday, October 21, 2014, at 6:30 PM, the Planning Commission of the City of Belvedere will hold a regular meeting at 450 San Rafael Avenue, Belvedere, California, to consider actions including the following:
1. Design Review, Exception to Total Floor Area, and Revocable License applications for an addition and exterior alterations to the property at 304 Golden Gate Avenue. Project includes but is not limited to a 4’ – 2 1/2” addition to the existing Sun Room (east & north elevation); including new windows, doors, and roof in that space. Expansion of lower level below this space (east & north elevation), including new doors and windows. Construction of a new stone patio adjacent to the sunroom with new on-grade stone steps and retaining walls. A new wood trellis at the detached garage (west elevation) and the enclosure of a small covered patio. New wood garbage enclosure at the street level. An Exception to Total Floor Area is requested to exceed the allowable floor area permitted in the zoning district and a Revocable License is required for improvements in the public right-of-way. 2. Design Review and Revocable License to remodel the residence located at 11 Windward Road. Project includes construction of a second story roof deck on the rear elevation; installation of new siding materials, windows and doors; construction of an outdoor trellis in the east side yard; installation of a hot tub in the west side yard; and reconstruction of the rear yard dock. 3. Design Review for a solid wood fence to be constructed along the west property boundary at 3 Edgewater Road. Property Owners/Applicant: Aaron & Daniela Mount.
NOTICE IS HEREBY FURTHER GIVEN that at the above time and place, all letters received will be noted, and all interested parties will be heard. Please note that if you challenge in court any of the matters described above, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the above-referenced public hearing [Government Code Section 65009(b)(2)]. Correspondence will be received up to the start of the meeting. Please submit any correspondence by October 9, 2014 for inclusion in the staff report distributed to the Commission before the meeting.
